Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.

Tenant Screening
We meticulously screen all potential tenants and manage every aspect of the tenant placement process, from facilitating their move-in to handling rent collection and addressing maintenance. Our high standards are clearly disclosed and consistently followed
Maintenance
Maintenance poses significant challenges in property management, particularly regarding adherence to Texas Property Law, which governs repair requests and liability. Our company maintains stringent policies in this realm, mandating compliance from all tenants, investment owners, and First Class employees to mitigate risks and ensure proper protocol is followed at all times
Financial Reporting
We process statements from the 5th to the 10th of each month.
We initiate ACH bank transfers on the 10th day of each month.
Although we have online portals that will give you 24/7 access to your statements, we still e-mail a copy to you as well once the ACH transfer is made.
At the end of every year, you will receive an excel spreadsheet which will summarize the entire year’s income and expenses.
HOA Violations
We will handle all HOA (Home-Owners Association) deed violation letters. We will make sure any violations are corrected quickly. We normally encourage investors to allow the notices to be sent directly to our office so we can respond to them immediately and correct any possible violations.

$1500 PetGuarantee
We understand many landlords are hesitant to allow pets in their properties. With nearly 70% of all renters owning a pet, it has become necessary to have a pet policy so that you don’t lose out on many potential good tenants. At First Class we use petscreening.com to prescreen a pet before it is approved. We also have a pet guarantee at no charge to the owner. First Class Management guarantees up to $1500 in pet damage caused by an approved pet that has gone through our process.
100% Service Satisfaction
We want to make sure our clients are happy with our service, so we do not force a long-term contract. If our clients are unsatisfied with our service at any time, First Class guarantees them the right to terminate our management agreement with 30 days’ notice.
Leasing Fee Guarantee
You will never pay 2 leasing fees in the same 12-month lease term when we approve a tenant in the property. If a tenant breaks the lease before the end of the 12-month term we will release the property at no cost to you. This guarantee does not cover early termination for Military Deployment, Family Violence or Sex Offence or Stalking as these are protected classes under Texas law.
Vendor Guarantee
All vendors will be licensed and insured. First Class Realty will never hire a vendor that we have not personally vetted to work on your property.
